Agro-processing facility, Vieux Fort

An existing factory shell in the agency's industrial portfolio at Vieux Fort, offered for agro-processing use with electricity and water connections already at the building.

The attraction of a shell over a greenfield build is time: the structure and the services exist, so the investment is fit-out and equipment rather than land assembly and construction. ISL describes retrofit as required, so condition and capacity — floor loading, power supply, clear height, effluent handling — are the diligence items, not the concept.

Vieux Fort puts the operation next to Hewanorra International Airport and the seaport, which is what makes it work for exported produce.

Agro-processing is named in the Fiscal Incentives Act categories for income tax relief of up to 100%, and production inputs and machinery may be imported free of duty. Confirm the grant with ISL. Retrofit condition is the unknown. Verify power capacity, water supply and effluent handling against the intended process before committing.
